Both are qualified members of the Institute of Residential Property Management and have an excellent track record in all aspects of management and financial control. To this partnership they bring over 30 years experience of block management in Westminster, Kensington, Chelsea, Fulham and surrounding boroughs.

We offer the following skills and functions which we consider are necessary for successful block management:

  • Sound practical experience in maintaining client accounts and Company Trading Accounts preparatory to audit
  • Presenting information to clients in a user friendly fashion
  • Credit control, Daily balancing of client funds and Complete client account and fund security
  • Dealing with clients' auditors & queries
  • Preparation of budgets and submission of client accounts and Service Charge Statements
  • Data entry to maintain the general and specific client account records
  • Maintaining reserve funds as required
  • Monitor client funds & advise clients with regard to works/funds
  • Dealing with solicitors enquiries & general correspondence
  • Responding to telephone and written queries for Accounts & management
  • Assist with organising contractors for minor repairs & liaising with lessees and their tenants
  • Co-ordinating and monitoring the employment of porters, caretakers and sub-contractors on behalf of Clients.
  • Responding to Estate Agent/Solicitors enquires and assisting with the prompt transfer of information for clients sales
  • Visiting buildings, inspecting defects and dealing with day to day general management enquiries
  • Identifying, designing and co-ordinating maintenance of properties
  • Preparation and Specification writing of External and Internal Work, tender analysis, serving Notices, co-ordination and management of such works and other major building repairs, in association with structural engineers, planning supervisors and other specialists as required.
  • Co-ordinating and implementing Health and Safety Inspections & remedial work
  • Preparation of future budgets, identifying areas of expenditure and budget control
  • Strategic planning of Freehold Company targets and achieving aims
  • Delegating duties and employing professionally qualified contractors where applicable
  • Understanding of Leases and lease interpretation
  • Speedy and accurate correspondence with Lessors, Lessees and their advisors.
  • Attending Meetings and AGM's of Resident Management Companies, writing Minutes, advising on management strategies and implementing their instruction
  • Company Secretarial liaison and administration
